ONEV CAPITAL ACQUIRES SIX NET LEASED ASSETS FOLLOWING A STRATEGY TO TARGET RESTAURANT PROPERTIES

March.08.2022 - Following a successful disposition of a two larger net leased assets, the OneV team was able to secure six separate NNN restaurant properties including Wendy’s, Taco Bell, Jack in the Box, Burger King, Del Taco, and Checkers in a series of 1031 exchanges.

The exchange properties featured NNN leases with zero landlord responsibilities and corporate/top franchisee operators. The exchange also resulted in an almost 20% increase to annual cash flow over the yield that was provided by the downlegs at closing.

Over time, the OneV team plans to negotiate higher rents and extend the lease term of these properties to simultaneously increase cash flow and property value. The smaller price point of these assets allow for an easier disposition when compared to shopping centers.

These exchanges follow a previous project where the OneV team was able to secure a net leased restaurant asset two years prior to a lease extension going into effect with the existing tenant. The extension called for a large increase in the rent.

After monitoring market conditions, the OneV team targeted the rent increase as an optimal time to list the property for sale. Following a short marketing period, the team was able to close with an all cash buyer at list price, representing a nearly 43% return on investment after closing costs.

The OneV Capital team continues to diligently monitor the market for additional net leased opportunities. Currently, the team is also facilitating five shopping center projects in Southern California totaling more than $30 million in value.
